Companies must plan for the ultimate return of staff to the workplace and implement more flexible working methods as the pandemic continues
FREMONT, CA: The emergence of the infectious Omicron variant of the coronavirus disease 2019 may have caused several companies' return-to-work plans to be postponed. Companies must, however, plan for the ultimate return of staff to the workplace and implement more flexible working methods as the pandemic continues, according to Cushman & Wakefield. Employee demand to work flexibly is lower in Asia-Pacific markets than in the United States and Europe, as per the commercial real estate services firm's Asia Pacific Office Fit-out Cost Guide. While worldwide fit-out typologies are evolving to provide more collaborative spaces, the move in Asia Pacific is likely to be slower.
There is increased demand for space for focused work in the region as a bigger proportion of employees spend more time in the office, Cushman & Wakefield said. Companies are attempting to design the ultimate hybrid office that will fulfill the needs of today's mobile workforce. Employees desire more workplace freedom, while businesses want to maintain corporate culture. Occupiers must give employees with smoothly integrated technological solutions for onsite and offsite working, as well as high-class buildings that deliver the highest grade health and wellbeing credentials. It's critical to use smart design and fit-out standards to reflect the office's job and purpose, which is all about experience, engagement, collaboration, culture and wellbeing.

In their real estate footprint, occupiers and investors are now placing a higher emphasis on environmental, social, and governance (ESG). A growing number of occupiers are looking for green and health certifications for their projects, project managers play a critical role in this by introducing clients to the most up-to-date workplace design ideas and assisting with the integration of ESG concepts into their workplace, according to Cushman & Wakefield.
Tokyo, Osaka, and Nagoya, all in Japan, have the highest average fit-out costs in the Asia-Pacific area, at 166 dollars, 161 dollars, and 151 dollars per square metre (sq.m.), respectively, according to the survey.
